Sand & Gravel Property – This permitted (state and local) gravel pit lot (L1) is being sold together with a contiguous lot (L2) which has been tested for gravel, but not currently permitted. L1 has been tested and test pit logs indicate commercial-quality sand and gravel throughout the approved project area (47.6± acres). The aggregate reserve estimate indicates roughly 2 million cubic yards exist on the site. The areas not impacted by excavation are in current use. L2 has been tested for the presence of commercial-quality sand and gravel. The results indicated a quantity exceeding 1 million cubic yards. The sand within the deposit is well-graded and the gravel was found to be clean. Please note the following:
1. The existing lot size is reported to be 97.6± acres. The seller intends to conduct a lot line adjustment on a portion of the south end of the property (from the powerline easement line and southward). Therefore, the remaining acreage to be sold is roughly 67.0± acres. The lot line adjustment will eliminate road frontage along Paris Road.
2. The lot is currently in current use.
3. The gravel reconnaissance reports for both lots are available plus other resources.
Deposits containing clean crushing material with well-graded sand are becoming more difficult to locate. This property is a worth a look for those operators facing depletion of their resources, those wishing to augment their existing gravel reserves, or those wishing to secure an aggregate resource for future development.
